Joint venture partners Telford Homes and Sainsbury’s are delighted that the Chapel Place application has now been approved by Redbridge planning committee.

A vibrant destination at the gateway to Ilford

Telford Homes & Sainsbury’s are working in partnership to deliver a thriving new destination at the arrival point to Ilford.

The application approved in December will provide:

  • 837 high-quality homes of various types to meet Redbridge’s housing need
  • 35% affordable housing (of which 52% by hab. room is at London Affordable Rent)
  • A new purpose-built Sainsbury’s
  • 6,813 sqm of public realm and publicly accessible green space including a large central park
  • New pleasant and safe pedestrian routes through to Ilford Town Centre
  • 447 professionally managed purpose-built student accommodation units
  • 2,800 sqm of flexible ground floor units with activate frontages
  • CIL payments of £12 million
  • Other contributions totalling in excess of £1.5 million

The scheme represents a significant investment in Ilford, with the potential to create new opportunities for local people and a place that can be enjoyed for generations to come. It is also a vast improvement of the previous 2018 permission on the site which provided only 4% affordable homes and no public realm or pedestrian routes through the site.
