The approved Sainsbury’s and Telford Homes will deliver 837 high-quality homes of various types to meet Redbridge’s housing need and 447 professionally managed purpose-built

student accommodation units, both at 35% affordable.

The housing will include:

  • 120 London Affordable Rent homes
  • 77 Discount Market Rent homes
  • 65 Shared ownership homes
  • 18 family-sized townhouses for affordable rent
  • A tenure-blind design across the site

Delivered by trusted housebuilder Telford Homes, our homes will be built with quality and flexibility in mind, creating a place where people can live, work and feel a sense of belonging.

The development will benefit from round-the-clock professional management and will offer high-quality amenity spaces for residents, such as co-working space, gym and communal gardens.

Central to our vision of high-quality homes is private and communal amenity provision exceeding Redbridge and London Plan requirements.

  • 100% balcony provision for upper storey homes
  • 74% dual aspect with no north-facing single aspect homes
  • 9,356 sqm of communal amenity space (228% of required)

Several different types of homes, from one to three-bedrooms, will be delivered, to meet the needs of Ilford’s growing population:
